Since the beginning of 2012 R-22 refrigerant has risen as much as 350%. R-22 is the freon most residential and commercial air conditioners use. The sad thing is we don’t know how much higher it is going to go. This increase in price has to be passed down to our customers.

The reason for the price increase is due to our good old pals at the EPA. The EPA governs the production and import of all refrigerants. They set limits on production and imports each year, but have not set limits for 2012. This makes manufactures have to produce 45% less than last year, until the government decides to set a limit this year. This is not expected until summer of 2012.

The supply stores we get refrigerant from are also controlling how much we can buy. Some only allow two 30 lb. containers a weak others are 3 containers a week. All though most supply stores have stocks of freon they stacked up on in 2008 and 2009. So they bought it very cheap 3-4 years ago by the truck loads and now are charging us current price, making a 500% plus mark up.

This is all passed down to you our customers. We apologize for the inconvenience and burden of such a price hike, but this is very much out of our control. I wish I could do something about it. This will continue until Washington resolves this issue.

As a professional HVAC Contractor, our goal is to provide you with the best service and prices. Unfortunately we have no control over the cost of a commodity like r-22 refrigerant.

Air conditioning and heating thermostat setting should be? The answer to this thermostat question varies on the individual customer and installation. Some people will sacrifice energy savings for comfort. It all comes down to that. What temperature you are comfortable at is where I would set my thermostat. The national standard is 78 degrees in the summer and 68 degrees in the winter.

If your air conditioning and heating system is installed and sized properly, these temps may work well for you. Most homes I go in are not operating properly or are not sized properly. If you have any air leaks in your air condition or heating system, this will create higher humidity in your home.

Do you find yourself setting your air conditioning thermostat lower?

The higher the humidity in your home, the less comfortable you will be. If you have to set your thermostat in the air conditioning season to 70 degrees you most likely have a humidity problem. If you wake up in the middle of the night sweating and kicking the covers off and your stat is set at 70 degrees. You most likely have an over sized air conditioning and heating system, or you have supply or return air duct leaks.

The lower you can get the humidity, the more comfortable you will be at a higher temperature. If you would like to check the humidity in your home, you can get a hygrometer from radio shack or some other store. The ideal humidity level in your home is 45-50%. Any levels above will dramatically decrease your indoor air quality also.

Get a good thermostat for your air conditioning system

Dust mites and mold spores can’t survive or reproduce at 50% RH or below. If your air conditioning system will keep your home in these ranges, your air conditioning system is operating very well. You can get a thermostat that has a built in humidity sensor that will display humidity level on your thermostat. If you don’t have one, I recommend getting one installed.

Air conditioning  & Heating systems work on the principle of heat transfer.

The heat transfer is executed by your air conditioners evaporator coil and condenser coil. Air moving across the air conditioner coils, from your blower or condenser fan, removes heat from the air and freon that is moving through the system.

If these coils become dirty, the build up on the coils becomes an insulator. This will reduce the performance of your air conditioning unit by not allowing maximum heat transfer. This will result in less effiecency and become more stressful on you system, possibly causing failure.

Air conditioner drain lines are a major issue. This is especially true in Houston. The Houston humidity is very high in the summer. Your air conditioner can produce up to 20 gallons of water a day. If your drain lines are not draining properly or clog up, you could find yourself with major water damage.  Damage that could cost you thousands of dollars.

Regular maintenance allows you to take a proactive approach. Rather than reactive. It does not matter how old your air conditioning system is, you need to have it cleaned and serviced every year. If your system is new and still under warranty, proper preventative maintenance is a requirement to keep warranty valid.
